Historic home buying and selling guidance
Historic home buying and selling guidance in Dayton, Tipp City, Beavercreek, and Centerville puts older construction and renovation questions into the property discussion. I'm Richard Tebbe. I help buyers and sellers review condition, improvement records, and any historic district guidelines that may apply. Age alone does not tell us what work a house needs.
Review the building, not the label
Older homes can have different systems, materials, and past alterations. I help organize questions about the roof, wiring, plumbing, drainage, and prior work for qualified inspectors and contractors. A renovated kitchen does not establish the condition of everything behind it.
Verify restrictions before planning changes
If a property is in a designated district or has other restrictions, ask the appropriate authority what applies to your proposed work. Do not assume a listing’s description is a complete account of approval requirements. Your legal and construction advisers can help assess the implications.
For sellers: document what has been done
Available improvement records, permits, specialist reports, and maintenance information can answer questions buyers may otherwise leave unresolved. I help present the property’s useful features and known details without disguising age or overstating the condition.
For buyers, compare the likely upkeep with the features you value. The decision needs both sides of that calculation.
