Home pricing strategy
Home pricing strategy for Tipp City, Dayton, and Kettering starts with relevant sales, current competition, and your selling schedule. I'm Richard Tebbe. I use local activity and buyer feedback to help set an asking price, then discuss adjustments when the evidence calls for them. The objective is a defensible price, not an impressive number with no support.
Set the price alongside the condition
An updated home and one needing major work do not compete on the same terms, even on the same street. We review how your property compares and whether preparation would change the pricing discussion. Renovation spending does not automatically return dollar for dollar.
Consider the choices buyers have now
I review active alternatives and relevant recent sales. If a buyer can purchase a similar home with different features or condition, we need to account for that. Your timing matters too: a flexible move and a firm deadline may lead to different decisions.
Agree on when to review the response
We discuss what showing activity, feedback, and new competition may tell us after launch. A quiet first period is a reason to investigate, not to make a blind reduction. I bring the information to you and explain the options.
You approve the price and any changes. I provide the comparisons and handle the listing updates.
