Comparative Market Analysis (CMA)

A Comparative Market Analysis (CMA) for a home in Tipp City, Dayton, or Huber Heights compares recent sales, active and pending listings, and the features that affect your property’s position. I'm Richard Tebbe. I use those comparisons to discuss a pricing range with you. It is a market analysis, not a formal appraisal or a guaranteed sale price.

Choose comparisons that actually fit

Nearby does not always mean comparable. Layout, size, condition, lot, garage space, and the timing of a sale can affect how useful a comparison is. I explain why particular properties belong in the analysis and where the differences matter.

Read sold and active listings differently

A completed sale shows a result. An active listing shows a seller’s asking price and an option buyers may choose instead of your home. Pending properties can help show current activity, but their final terms may not yet be available.

We use each category for what it can tell us. Asking prices alone do not establish value.

Apply the range to your selling plans

The analysis helps frame a pricing discussion. Preparation, timing, and the competition at launch still need attention. If the home’s condition or the available comparisons change, we revisit the assumptions instead of holding on to an outdated number.
