Appraisal support and valuation guidance
Appraisal support and valuation guidance in Dayton, Tipp City, Beavercreek, and Centerville helps sellers prepare property information and buyers understand valuation questions. I'm Richard Tebbe. I review relevant comparisons and help coordinate a response if an appraisal is below the contract price. The appraiser determines the appraisal value; I do not control the result.
Make useful property information available
For a listing, gather improvement records, relevant permits where available, and factual details about the home. I help organize information and coordinate access. Accurate records are useful; a list of renovation expenses alone does not establish market value.
Understand the different numbers
An asking price, contract price, market analysis, and appraisal are not interchangeable. Each serves a different purpose. We discuss the property comparisons I can provide and direct lending questions to the lender. Formal appraisal work belongs to an appraiser.
Respond to a shortfall with facts
If the appraisal is below the contract price, I help you understand the real estate choices to discuss with the lender and the other party. Depending on the agreement and financing, a response may involve more information, negotiation, or another decision.
Do not assume a value can simply be changed. Ask your lender about its review process and any funding implications before committing additional money.
