Start with the house you actually need
Tell me your price range, moving deadline, and the features you cannot do without. A ground-floor bedroom, garage space, or a shorter drive to work may matter more than an extra room. I use those details to narrow the search before we book showings.
During a tour, we look at layout, storage, visible condition, and the work a property may need. Fresh paint does not tell us the age of the roof or how well the floor plan works.
Make the offer about more than price
I compare relevant sales and competing listings, then explain the price, timing, contingencies, and possession terms we can discuss with the seller. A stronger offer is not automatically the highest one. It needs to fit your budget and the property.
You decide what to offer. I handle the negotiation and keep you informed about the response.
Keep the purchase moving
After an accepted offer, I help coordinate inspections and communicate with the lender and title team. We track contract dates, discuss repair requests, and plan the final walkthrough. Inspectors assess condition; your lender confirms financing. I coordinate the real estate side so you know which decision comes next.
