Price the home you would actually build
Base pricing may leave out the lot premium, selected finishes, landscaping, or other items you expect. Ask for a written breakdown of what is included and what adds to the total. I help organize those choices so you can compare builders on similar terms.

We discuss the position of the home on the lot, driveway space, nearby construction, and how the floor plan handles everyday use. A showroom kitchen is easy to admire. Laundry placement, storage, and the cost of changes deserve just as much attention.

I help track builder communications, selection deadlines, walkthroughs, and the expected closing window. Build extra flexibility into your moving plans rather than treating an estimated completion date as a guarantee.
Discuss independent inspections, warranty documents, and any unfinished items before closing. For legal interpretation of a builder contract, use a qualified attorney.
